What are the rates/fees/terms?
Interest rates will vary depending on leverage, experience and product type. We have several options that can accommodate your financial objectives/priorities as each deal is unique. For fees, we charge a $250 processing fee and points between 1-2.
Are there pre-payment penalties on any of the loan’s products?
This is rare but yes on some products especially those with extremely low interest rates meant for longer hold time.
How soon can you close?
There are financial products that allow you to close within 3 business days, but average is 10 calendar days if the borrower can provide all documents requested to our agents.
Do you provide rehab money?
Yes we can obtain rehab funds for your project up to 100%
What types of transactions do you handle?
We can fund fix and flips, portfolio loans (2+ APN), bridge loans, construction loan, commercial and mix-use.
What are the down payment requirements?
This is dependent on the asset type, objective and borrower profile. We have leverage as much as 100% financing on flips and acquisition loans and even 85% LTV on land for new construction products as well as other high leverage options across the board for other asset types.
How long are loan terms?
Loan terms can be as little as 6 months and as long as 36 months+ depending on the product type.
Do you lend to owner occupied homes direct to homeowner?
No, unfortunately our business is designed to service only investors for their real estate investment asset/s only.
